A lower listing commission that reduces what is offered to buyer's agents can quietly limit the number of offers you receive, which is the opposite of what most sellers want.

Spring and early fall are historically the strongest selling windows in Vancouver. Spring (March through June) tends to bring the most active buyer pool, multiple offers on well-priced properties, and the highest sale-to-list ratios. Fall (September and October) is the second wave, often with serious buyers wanting to close before year-end. Summer and December are slower, but they also bring less competition from other listings. The best time depends as much on your home, your timeline, and current market conditions as it does on the calendar.

If the property you are selling has been your principal residence the entire time you owned it, you do not pay capital gains tax in Canada. The principal residence exemption is one of the most valuable tax benefits in the country. Recent sales of comparable homes in your neighbourhood, currently active listings competing with yours, and the time-on-market trend for your property type all factor in. Vancouver also has microclimates within a single neighbourhood, where one block can sell at a different price per square foot than another.
