Being ready to buy a home depends on three things: your finances, your timeline, and your stage of life. Financially, you should have your down payment saved, a steady income, manageable debt, and extra funds for closing costs. These costs, like legal fees, inspections, property transfer tax, and other adjustments, usually add another 1.5% to 4% of the purchase price. For your timeline, buying rarely makes sense if you plan to move within five years, since buying and selling costs can cancel out any short-term gains. For your life stage, consider your job stability, family plans, and whether you are ready for the responsibilities of owning a home. If you feel confident about two out of these three areas, you may be closer to ready than you think.

The home buying process has six main steps. First is getting pre-approved for a mortgage, which shows how much you can borrow. Next comes searching for a home, where you visit properties and decide what matters most to you. Third, you write an offer that includes the price, any conditions you want, a deposit, and a closing date. Fourth is the subject-removal period, usually one to two weeks, when you finalize your financing, complete the inspection, and check property documents. Fifth is the legal completion, when your lawyer registers the title and you pay the property transfer tax and closing costs. Finally, on possession day, you get the keys.

The whole process usually takes 60 to 120 days, but it can be quicker for a fast sale or longer if there are delays.

The most important thing to remember when choosing a home is that you can change almost anything inside, but you cannot change its location. Focus first on the area, neighborhood, and the lot itself. Next, check the home's structure, like the foundation, roof, electrical, and plumbing, before worrying about finishes. Cosmetic details such as paint, flooring, or even the kitchen layout can be changed later. However, a poor location, a sloping lot, or a layout you cannot fix will always be a problem. Choose a home that matches how long you plan to stay and how your life might change. The best home is not always the one that checks every box, but the one that fits your life and is in a place you will still enjoy living in ten years.

An offer is a written agreement that includes the price, closing and possession dates, deposit amount, and any conditions you want, such as financing, inspection, or document review. After the seller accepts, the property is held for you while you go through the subject-removal period, which usually lasts one to two weeks. During this time, you finish arranging your financing, complete the home inspection, and review any important documents. Once all conditions are removed in writing, the offer becomes firm and your deposit is locked in. Then, your lawyer or notary takes care of the legal completion, including paying the property transfer tax, legal fees, and final adjustments. On possession day, you get the keys and the home is officially yours.

A good real estate agent does much more than just show you homes. They check the market to make sure you are paying a fair price, give you early access to new listings, write offers that help you win in a competitive market, and negotiate for you. They also review contracts and documents for any risks, and work with your lender, lawyer, inspector, and the seller’s team to make sure everything goes smoothly. In most cases, the buyer’s agent is paid from the listing commission, so you usually do not pay them directly. The right agent can save you money, time, and stress throughout the process. You can buy a home without an agent, but it is rarely easier or cheaper.
